Security of Investment

How do I know my money will be secure?

Your initial payments will be held in an Escrow account in the UK. This account will be controlled by HKH Solicitors who are governed by the Law Society which provides protection of clients money. Your money will only be transferred to the developer once construction has started and a certificate from the construction contractor issued. All subsequent payments will only be released against certificated construction stages.

This way you are assured that you money is either in the Escrow account or in the building itself. The sale of all apartments will be published on the website, with the initials of the purchaser logged against each unit demonstrating clear title and eliminating the risk of double selling.

What are the benefits of investing in Karachi?

Karachi is the largest city in Pakistan. The middle class population of Karachi is growing rapidly and there is a shortage of quality accommodation. Furthermore, as the population is becoming more affluent, their aspirations are creating a demand for higher quality accommodation such as Pearl Dunes Residency.

How does the political climate affect the property market?

Pakistan has historically been politically unstable since its formation in 1947 with frequent changes between Democracy and Martial Law. However the Pakistani society and economy is very robust and resilient and continues to prosper irrespective of the administration. As a result property prices have continued to rise and investors who appreciate this have benefited greatly.

Why are prices so cheap in Karachi?

Prices in Pakistan are generally cheaper than other parts of the world due to land and construction costs being less. However Karachi and Islamabad are the most vibrant cities in Pakistan and are continuing to attract investors.

What kind of returns can I expect?

Although future returns cannot be guaranteed, property prices in Karachi have increased over 100% in the last 3 years. Fees and Charges

Are there any booking fees?

You will be required to pay a booking fee of PAK Rs 80,000 (approx £650) to cover administration charges and legal fees for the Escrow account.

How much are the handover charges?

The client will be expected to pay a documentation charge of 10% of the unit price to cover lease, connection and meter charges for electricity, gas, water & sewerage, generator, lifts, car parking etc, and any extra charges which may be incurred by the company.

How much are the service charges?

The service charges will be based on actual costs and determined by the Owners association to be formed within 6 months after handover. An advance payment will be collected by the developer at handover and the balance after actual costs incurred will be transferred to the owners association. The advance payment will be approx RS 25 per sq ft per year.

What are the government taxes?

There are local government taxes applied on the property value.

  • 2% (CVT) capital value tax
  • 3% stamp duty
  • 1% sub registrar fees
  • 1% town tax

Miscellaneous

What happens if I want to sell?

You can transfer the apartment before or after completion subject to written approval by the Developer. A transfer fee based on the original unit price is payable to the developer prior to completion. After completion standard land registry and legal fees apply.

Is the apartment freehold?

The freehold title for the whole development will be transferred to the owners association. Each apartment is leasehold and the leaseholder will have a share in the owners association so effectively also own a share of the freehold.

Can I inspect the development?

The development has created a fully equipped show apartment available for viewing on site. Investors are invited to visit the developer before committing to buy and Properties Dubai will be happy to arrange inspection trips.
